What a visit actually covers
Coil condition, because a fouled coil cannot reject heat and quietly costs you capacity long before anything breaks. Refrigerant charge and airflow, measured rather than assumed. Electrical components, which drift out of tolerance well before they fail outright — a capacitor reading low is a July breakdown you can see coming in April.
And the condensate drain, which deserves naming separately in a humid climate. It blocks more often here than almost anywhere, because the system pulls more water out of the air. A blocked one trips the float switch and shuts the system down without warning, and in the meantime it can put water somewhere expensive.
Why twice a year
A cooling tune-up in spring and a heating check in autumn. In a climate with a long cooling season and a short heating one, the spring visit is the one that earns its keep on pure economics.
The autumn check earns its keep differently. It is what stops the first genuinely cold night turning into an emergency call — which is precisely when every other household in the county is making one.
The part most homeowners do not have
A record of how your system is trending, visit to visit. Charge slowly dropping, a capacitor drifting, static pressure creeping up as ducts age — none of these announce themselves, and none of them are visible in a single snapshot.
That record is what turns replacement into a planned decision made in March, with time to get quotes and think, rather than an emergency one made in August with the house at ninety degrees.
